January Home Sales Exceed 1k For The First Time in A Decade

CHARLESTON, SC—(February 10, 2017) According to preliminary data released today by the Charleston Trident Association of Realtors® (CTAR) 1,029 homes sold in January in the region at a median price of $238,900. Last January, 972 homes sold at a median price of $218,020.  This marks the twelfth consecutive month that sales in the region have surpassed 1,000 homes and the first time in a decade that January sales have exceeded that benchmark.

Comparing the first month of 2017 to last year, sales volume has increased 6% and buyers are paying 9.5% more for homes in the region ...

WILL THE PENDING RISE IN MORTGAGE RATES AFFECT HOME VALUES?

Many people are asking if a rise in mortgage rates will affect home values. According to an article in the Wall Street journal titled "Higher Rates Don't Mean Lower House Prices After All" a study by John Burns Real Estate Consulting Inc. concluded that 'prices weren't especially sensitive to rising rates, particularly in the presence of other positive economic factors, such as strong job growth, rising wages and improving consumer confidence.'  The graph below shows historical home price changes during periods of rate increases. Time will tell.

These results are from Gallup's April 3-6 Economy and Personal Finances poll that asked Americans to choose the best option for long-term investments: real estate, stocks and mutual funds, gold, savings accounts and CDs, or bonds.
